The total wedding guest count cannot exceed 45, including children, even if they are not staying the night. The home is on a well and a septic system so these maximums are put in place for everyone's benefit, as well as being respectful for our neighbors and local regulations.

Camping is not permitted unless with prior approval.

Plenty of parking is available on site

Sounds travels on the river and while music should always be kept at a reasonable volume and content, quiet hours are between 9pm and 8am.

No amplified music, like a DJ or large speakers or subs.

No large rental items such as dance floors. If you're in doubt, please pre-approve it with us. There are county regulations we have to follow as we can only do micro-wedding and are in a wildlife zone.

Early check-in/Late check-out cannot be guaranteed until week of based on other reservations.

Everything must be returned to its original location with garbage removed, both inside and outside.

There are strict county fire rules for fire prevention, so in summer the fire pit is closed and no smoking or sparkers, etc of any kind are allowed on the property.

Also, not pictured yet, we had 4 8-foot beautiful picnic tables made. They’re all in a row for a beautiful outdoor eating option. We also have about 16 folding chairs and a handful of folding tables.

There is an additional $500 event fee for use of the property for a wedding to cover additional garbage and cleaning, etc. This will be added on.
