What the Deschutes Riverfront Retreat estate is
The estate is two buildings on one three-acre riverfront property near Sunriver, Oregon: the six-bedroom Lodge and the five-bedroom Cottage. Together they make the full 11-bedroom estate, with 6 baths and about 5,500 square feet. It sleeps up to 30, with a maximum of 24 adults.
The Lodge is the main residence of the estate. The Cottage is the original rustic 1960s fishing and logging cabin, steps from the Lodge, sharing the same three-acre riverfront. The Cottage is not rented on its own; it comes as part of the full estate. The six-bedroom Lodge can also be booked on its own.
The property sits at the end of a dead-end private road. There are 80 acres of trees on one side and protected river habitat across the water. This stretch of the Deschutes, from Wickiup Dam to the Bend urban growth boundary, is a federally designated Wild and Scenic River. It is about as private as Central Oregon gets, yet only about ten minutes to Sunriver Resort. The home is on well and septic, so occupancy limits are enforced.

The Primary Suite has a king bed and panoramic river views. The upstairs floor plan places the primary bedroom with the kitchen, living and dining rooms. Four of the 11 rooms include bunks, so plan on some sharing.
Extra sleeping in the Lodge: a futon and a small twin sofa bed by the pool table. There are also 2 pack-n-plays and 6 cots available, with no linens provided for these.

Cottage floor plan: five small bedrooms in the 1960s cabin
The Cottage floor plan shows the primary bedroom, living and dining rooms and kitchen downstairs, and a landing with three further bedrooms upstairs. The main floor has two bedrooms and one bath, with a Full bed and a Twin bunk. Upstairs are three bedrooms, each with a Full bed.
A wood-burning stove has operating instructions by the mantle, and firewood is just outside the cottage. A mini-split both heats and cools, run from the remote on the wall. High-desert evenings cool off, so opening the windows at night is often all you need. More is on the Cottage page.

Your own dock with Adirondack chairs and a hammock sits on 450 feet of private Deschutes River frontage. Float right from the dock, fish the Deschutes (subject to seasonal regulations), watch herons and wildlife, or hand-launch a kayak or paddleboard.
Please bring your own water toys and PFDs; none are provided. Small boats can be hand-launched at the dock. The Big River boat ramp, a public put-in, is 2.5 miles up the road. The gentle river stretch is made for floating and watching for eagles and otters. The upper Deschutes holds trout and whitefish.

The grounds: three acres of riverfront near Sunriver
Three private acres hold a 6-hole disc golf course, bocce, yard games, outdoor ping pong, a covered hot tub and a seasonal fire pit. A wrap-around covered deck runs the length of the Lodge, with a large gas grill, sturdy tables and chairs, and room for outdoor dining.
Below the raised deck is a flagstone patio with red chairs and the covered hot tub, looking out through the pines toward the water. Four 8-foot picnic tables stand in a row for outdoor dining, and about 16 folding chairs and some folding tables are on hand. A rope hammock hangs between pines on the riverbank, and a stone-paved walking path runs among the pines.
Parking for up to 15 vehicles is on site, with plenty of room for vans and trailers. You will see wildlife, and you may encounter mosquitoes and other insects. The Four Rivers Vector Control District, a local special district, works to suppress them. We keep the native landscaping on purpose to support the local habitat.
Two living areas, the kitchen and the 12-foot table
The Lodge has two large living areas with vaulted ceilings and stone fireplaces, one upstairs and one down. The upstairs great room opens to the kitchen and a 12-foot dining table with benches and chairs. Additional chairs and folding tables are available.
The kitchen has a large butcher-block island, dark cabinets and stainless appliances, with two of several appliances. Named gear: a Breville espresso machine, a Vitamix, a KitchenAid mixer and a sous vide. There is also a kitchenette with granite counters, a microwave and a small dishwasher.
The Cottage has its own kitchen with a white stove, a double sink and small appliances. Its living room has a wood stove and a built-in window seat wrapping a corner of windows. A mudroom has a built-in bench and coat hooks beside a glass door to the outside.
Games, TVs and 200MB WiFi
The downstairs game room has a pool table, a ping pong table, an old-school arcade system and gaming consoles, including an Xbox. A 65-inch 4K TV runs Blu-ray and DISH Network.
Free high-speed 200MB WiFi runs throughout. Two large living areas and the long dining table work well for remote work and group sessions, and the table doubles as a boardroom. Gear racks line the wall of the game room.
Drive times from the estate to Sunriver, Bend and Mt. Bachelor
Sunriver Resort and SHARC are about ten minutes from the estate, and the resort is five miles away. Bend and Mt. Bachelor are each about 30 minutes.

The estate by season: summer on the Deschutes, winter near Mt. Bachelor
In summer the river is the center of the day: floating from the dock, fishing subject to seasonal regulations, and sunsets over the water. Summer dates book far in advance. The fire pit is closed June through September. High-desert evenings cool off, and the Cottage mini-split cools as well as heats.
In winter the estate is about 30 minutes from Mt. Bachelor, with a hot tub for tired legs and a big kitchen for carb-loading. Mt. Bachelor's website lists opening day for winter operations as December 4, 2026. Snow weekends book up early. The Cottage wood stove has firewood just outside, and a mudroom has a built-in bench and coat hooks by the door.

Guests must be 30 or older to rent, and quiet hours run 9:00 PM to 8:00 AM. Occupancy is capped at 30 guests, with a maximum of 24 adults. A copy of a driver's license and a signed rental agreement are required after your booking is confirmed.
- Occupancy: the home is on well and septic, so occupancy limits are enforced. Do not exceed the maximum occupancy without approval.
- Quiet hours: 9:00 PM to 8:00 AM.
- Pets: dogs are welcome for a nightly fee once approved on your reservation. Keep pets off the furniture and beds, pick up after them, and do not leave them unattended in the home.
- Smoking: the property is non-smoking. No smoking indoors.
- Inside: shoes come off inside, and there are no candles or open flames.
- Fire: no fires June through September; May and October are weather dependent, following strict county fire rules.
- Cameras: exterior security cameras cover the driveway and front door only, used solely in case of issues. There are no cameras inside the home.
- Road: please drive slowly on Chief Paulina Drive, a shared dirt road with families and pets.
- Events: up to 45 total, including children, even if they are not staying overnight, with a $500 event fee. Weddings require a minimum 2-night stay. Large rental items like dance floors need pre-approval. Sound carries on the river, so no DJs, large speakers or subwoofers.

Check-in is after 4:00 PM and check-out is before 11:00 AM. Early check-in and late check-out cannot be guaranteed and depend on other reservations.
Payment is 20% at booking, 40% at 120 days before check-in, and 40% at 30 days before check-in. Cancel within 24 hours of booking, or more than 90 days before check-in, for a full refund. Cancel more than 30 days before check-in for 50%. The cleaning fee is refunded if you cancel within 30 days.
