Where to stay near Sunriver with 20 to 30 people: one estate, not four condos
For 20 to 30 people, the answer is one 11-bedroom estate that sleeps up to 30, not four separate condos. Split a group across several condos and you spend the weekend driving between them, never quite together. Here the whole group is on a single private property: one calendar, one check-in, one place everyone gathers.
The Lodge and Cottage sit side by side on the same three acres. Families and teammates stay close without being on top of each other. The six-bedroom Lodge is the main residence of the estate. The five-bedroom Cottage is the original rustic 1960s fishing and logging cabin, steps from the Lodge.
The estate suits corporate offsites, wellness and team retreats, sports teams, milestone birthdays, and multi-family trips. Reunions have their own page at family reunion house near Sunriver, and offsites at corporate retreat near Bend.
The estate near Sunriver is built for groups of 12 to 30
Groups of 12 to 30 fit the full estate. It has 11 bedrooms and 6 baths and sleeps up to 30, with a maximum of 24 adults. The six-bedroom Lodge sleeps up to 18 and can be booked on its own; the five-bedroom Cottage joins it for the full estate. The home is on well and septic, so occupancy limits are enforced.
Airbnb guests rate the estate 4.99 out of 5 across 68 reviews, and 49 of those reviews are from group trips. VRBO guests rate it 9.8 out of 10 across 74 reviews. All 68 Airbnb reviews are reproduced word for word on the reviews page. That page gives VRBO's rating and count, but not its review text.
Where 30 people sleep: all 11 bedrooms, bed by bed
Eleven bedrooms hold the group: six in the Lodge and five in the Cottage, each across two floors. The Lodge has three King rooms, two Queen rooms, and a bunk room, with five baths. The Cottage has four Full beds and a Twin bunk, with one bath on the main floor.

|---|---|---|
| Lodge | Main floor | King with private full bath |

The Primary Suite has a king bed and panoramic river views. Four of the 11 rooms include bunks, so plan on some sharing. The Lodge also has a futon and a small twin sofa bed by the pool table. There are 2 pack-n-plays and 6 cots as well, with no linens provided for these.

The 3D tours of both buildings are on the whole estate page. The floor plans are on the Lodge page and the Cottage page.
Where the group gathers: two living areas and a 12-foot table
Two large living areas with vaulted ceilings and stone fireplaces, one upstairs and one down, let 30 people split up and come back together. The 12-foot indoor dining table seats twelve on benches and chairs, and additional chairs and folding tables are available.

Downstairs is the game room with a pool table and ping pong. The Lodge also has an arcade and an Xbox. Outside, the wrap-around covered deck has sturdy tables and chairs, a large gas grill, and room for outdoor dining. Four 8-foot picnic tables stand in a row for meals outside. A covered hot tub sits on the flagstone patio beneath the raised deck, and the seasonal fire pit is down by the river.
At the water, your own dock with Adirondack chairs and a hammock sits on 450 feet of private frontage. Private 6-hole disc golf, bocce, outdoor ping pong, and yard games fill the three acres.

The estate has quiet corners on three acres of Deschutes riverfront
A group of 30 needs places to get away, and the estate has several. The Cottage is a separate living space with a wood stove, a built-in window seat, and its own kitchen, steps from the Lodge. The dock has Adirondack chairs, and a rope hammock hangs between the pines on the riverbank.
The house sits at the end of a dead-end private road. There are 80 acres of trees on one side and protected river habitat across the water. That reach of the Deschutes is a federally designated Wild and Scenic River. You will see wildlife, and you may encounter mosquitoes and other insects. The native landscaping is kept on purpose to support the local habitat.

What large groups said
“This house gave us memories for years to come for our family 4th of July get together. It fit 25 of us comfortably. The dogs absolutely loved the yard and the river. The kids floated the river practically every day right back to the backyard. It was big enough for us to sit around and socialize in one area. The amenities were great for a big group. We'd definitely recommend and stay here again!”
“When a large group wants to rent a property, normally you only get two out of three: (1) beautiful property, (2) tons of space, (3) reasonable cost. This was one of the rare cases where we got all three.
It easily slept our group of 12 men, and the new large dining table meant we could all share a meal together. Nearby, the kitchen was well-stocked with appliances and cookware, with all its drawers clearly labeled.
Our host, Scott, was quick to respond to any questions, and checkout was a breeze compared to some other properties I've stayed at. We noticed exactly 12 chairs had been placed around the fire pit outside (not sure if it was a coincidence, but it was considerate if deliberate).
The property was incredibly peaceful - so much so that we woke up on our last day to a herd of elk peacefully roaming across the property.”
“Scott’s house was absolutely amazing! The backyard is stunning and we had plenty of space for our group of 16 adults. Scott was super responsive and friendly. I’d absolutely stay here again”
