Sunriver vacation rental

A Sunriver vacation rental for 30 people: one riverfront house, five miles from the resort

Deschutes Riverfront Retreat is a Sunriver-area vacation rental that sleeps up to 30 (maximum 24 adults) across 11 bedrooms, on three private acres with 450 feet of Deschutes River frontage. It is five miles south of Sunriver Resort, in Three Rivers, not inside the resort, and SHARC passes are not included. For a group of 12 to 30 that wants one house instead of several condos, that trade is the point.

What "near Sunriver" means for this vacation rental: Three Rivers, five miles south

The house is in Three Rivers, the unincorporated area south of Sunriver and north of La Pine, five miles from Sunriver Resort. The drive to the Village at Sunriver, SHARC and the resort golf courses is about ten minutes. Bend and Mt. Bachelor are each about 30 minutes.

That five miles is what buys the privacy. The house sits at the end of a dead-end private road with 80 acres of trees on one side and protected river habitat across the water, on a reach of the Deschutes that is a federally designated Wild and Scenic River. Sunriver's own rentals sit on quarter-acre lots inside a planned community; this one sits on three acres with nobody in view. The area itself is described in the Three Rivers guide.

Who this Sunriver vacation rental suits, and who should book a resort condo instead

This house suits a group of 12 to 30 that wants to be together: a reunion, a company offsite, a wedding weekend, a ski trip, a club. Everyone sleeps on one property, eats at one table, and walks to the dock. Reviews across 68 Airbnb stays are 4.99 out of 5, and 49 of those stays were group trips.

A resort condo suits a different trip. If you want to walk to the Village, use the Cove pool as a resort guest, or you are four people on a budget, book inside Sunriver. SHARC passes are not included here; SHARC sells public admission, posted at $32 a person in summer and $22 off season, covered in the SHARC guide. What Sunriver Resort opens to groups staying off-resort is in Sunriver Resort for renters.

  • Book this house: 12 to 30 people, one calendar, one check-in, your own river frontage.
  • Book a resort condo: 2 to 8 people, walking distance to the Village, Cove access as a resort guest.
  • Book the Lodge alone: 4 to 18 people who want the main house without the Cottage.

The Sunriver vacation rental, room by room: 11 bedrooms across the Lodge and the Cottage

Eleven bedrooms hold the group: six in the Lodge and five in the Cottage. The Lodge has three King rooms, two Queen rooms and a bunk room, with five baths. The Cottage, the original 1960s cabin steps away, has four Full beds and a Twin bunk, with one bath. Four of the 11 rooms include bunks, so plan on some sharing.

The bed-by-bed table, the 3D tours and the floor plans are on the whole property page, with the Lodge and Cottage each on their own page. The Lodge sleeps up to 18 and can be booked on its own with at least 4 guests. The Cottage comes only as part of the full property.

Where 30 people gather on the Deschutes: two living areas, a 12-foot table, the deck and the dock

Two living areas with vaulted ceilings and stone fireplaces, one upstairs and one down, let 30 people split up and come back together. The 12-foot dining table seats twelve on benches and chairs, with folding tables and chairs for the rest. Downstairs is the game room with a pool table, ping pong, an arcade and an Xbox.

Outside, the wrap-around covered deck has sturdy tables, a large gas grill and four 8-foot picnic tables in a row. A covered hot tub sits on the flagstone patio below the deck. The seasonal fire pit is down by the river, and the dock has Adirondack chairs and a hammock on 450 feet of private frontage. Private 6-hole disc golf, bocce, outdoor ping pong and yard games fill the three acres.

A weekend at the Sunriver vacation rental: river Saturday, resort Sunday morning

A two-night weekend runs Friday after 4 PM to Sunday before 11 AM. Friday is the grocery run in Bend on the way in, dinner at the long table, then the hot tub. Saturday is the river: coffee on the dock, a float from the dock, lunch from the grill. Sunday morning is the Village or SHARC, ten minutes away, before checkout.

Small boats hand-launch at the dock, and the Big River boat ramp is 2.5 miles up the road. The float itself, the put-ins and the takeouts are in floating the Deschutes from Sunriver. A longer stay is laid out in the 3-day Sunriver plan for large groups.

Parking, groceries and WiFi at the house near Sunriver

There is parking for up to 15 vehicles on site, with room for vans and trailers. The big grocery run is in Bend, about 30 minutes away: Costco, Trader Joe's, Whole Foods and Newport Avenue Market. Closer in, the Sunriver Country Store covers essentials and last-minute items. Feeding a crowd here is covered in feeding 30 people near Sunriver.

WiFi is 200 Mbps throughout, which is why working groups book the house for offsites. The kitchen is set up for a crowd, with two each of several appliances, a large butcher-block island, a Vitamix, a KitchenAid mixer, a sous vide and a Breville espresso machine.

What groups said about their Sunriver stay

“We had such an amazing trip to Sunriver. The time we spent at the house together was very special. Jumping in the river, watching the stars, enjoying great meals and even playing some Oregon Trail/Clue.

We would be grateful if Scott had us back again someday.”

Jordan · Group trip · Airbnb · August 2025

“Our family enjoyed the house very much. It was at a dead endstreet, so was really quiet. If we had questions, Scott was available and responded pretty quickly. There was plenty of things for our grandkids to do. Would go again.”

Darrel · Group trip · Airbnb · July 2025
