Booking & policies
How many guests can stay?
The full estate sleeps up to 30 guests (maximum 24 adults), across 11 bedrooms and 6 baths; the whole estate lists every bed. The six-bedroom Lodge can be booked on its own and sleeps up to 18. The home is on a well and septic system, so occupancy limits are enforced.
What is the minimum age to rent?
Guests must be 30 or older to rent. A copy of a driver's license and a signed rental agreement are required after your booking is confirmed.
Can we book just the Lodge instead of the whole estate?
Yes. The six-bedroom Lodge is bookable on its own and sleeps up to 18, or you can book the full 11-bedroom estate (Lodge plus Cottage) together.
How do we book, and is booking direct cheaper?
Booking direct on this site saves you the service fees that Airbnb and VRBO charge. You can also book on Airbnb, where we are rated 4.99 from 68 reviews and a Superhost, or on VRBO, rated 9.8 out of 10 from 74 reviews.
Who manages Deschutes Riverfront Retreat? Are you a big property manager?
No. We are independently owned and managed by Scott and Lisa, and we book direct on this site plus on Airbnb and VRBO. We are not managed by Cascara, Bennington Properties, Sunset Vacations, Arrived, Casago, or Village Properties. If you found us through another site, booking direct with us saves you their added fees.
What are check-in and check-out times?
Check-in is after 4:00 PM and check-out is before 11:00 AM. Early check-in and late check-out cannot be guaranteed and depend on other reservations.
What is your cancellation and payment policy?
You get a full refund if you cancel within 24 hours of booking, a full refund if you cancel more than 90 days before check-in, and 50% if you cancel more than 30 days before; the cleaning fee is refunded if you cancel within 30 days. We also offer a payment plan: 20% at booking, 40% at 120 days before check-in, and 40% at 30 days before check-in. A refundable damage deposit is held about a week before check-in and released after checkout.
Are pets allowed?
Yes, the property is pet-friendly for an additional nightly fee. Please keep pets off the furniture and pick up after them.
Are SHARC passes included?
No, SHARC passes are not included. You can check availability for public use directly with the SHARC facility.
The property & river
Can we use the dock and the river?
Yes. The private dock on 450 feet of Deschutes River frontage is perfect for fishing, watching wildlife, or floating. Please bring your own water toys and PFDs; none are provided. Small boats can be hand-launched at the dock, and the Big River boat ramp, a public put-in, is 2.5 miles up the road. Dock fishing is subject to seasonal regulations. What are the house rules?
The property is non-smoking, quiet hours run 9:00 PM to 8:00 AM, shoes come off inside, and there are no candles or open flames. Please drive slowly on Chief Paulina Drive, a shared dirt road with families and pets, and do not exceed the maximum occupancy without approval.
Can we have a fire in the fire pit?
Fires are seasonal. There are no fires June through September; May and October are weather dependent, following strict county fire rules.
Are there security cameras?
There are exterior security cameras covering the driveway and front door only, used solely in case of issues. There are no cameras inside the home.
Is there fast WiFi and a workspace?
Yes, there is high-speed 200MB WiFi throughout, plus two large living areas and a long dining table that work well for remote work and group sessions.
What about wildlife and insects?
This is a natural riverfront property, so you will see wildlife, and you may encounter mosquitoes and other insects; the county works to suppress them. We keep the native landscaping on purpose to support the local habitat. Ask us anything before your stay.
The area
Where is the property and how far is everything?
The home sits in the Three Rivers area near Sunriver, Oregon, at the end of a dead-end road with 80 acres of forest on one side and protected river habitat across the water. It is about 10 minutes to Sunriver Resort and roughly 30 minutes to Mt. Bachelor for skiing and downhill biking. Getting to Sunriver covers airports and winter roads.
Weddings & extras
Can we host a wedding here?
Yes. We host riverside micro-weddings for up to 45 guests, with a $500 event fee. The estate also sleeps your wedding party overnight. See the micro-weddings page for the full details.
Is there a minimum stay for weddings?
Yes, weddings require a minimum 2-night stay, so you have the property for the whole weekend rather than just the day of.
Can you arrange a private chef, massage, or photographer?
Yes. We can connect you with private chefs, mobile massage, and photographers through our Epicurate vendor partners.
