How many people can stay near Sunriver at this estate?

The full estate sleeps up to 30 guests, with a maximum of 24 adults, across 11 bedrooms and 6 baths. The six-bedroom Lodge can be booked on its own and sleeps up to 18. Occupancy limits are enforced, and you may not exceed the maximum without approval.

Count beds, not just people. The Lodge has six bedrooms and the Cottage has five, with a futon and a small twin sofa bed by the pool table, plus two pack-n-plays and six cots with no linens. Bring sheets if you plan to use the cots.

The limits exist because the home is on well and septic. The Cottage is not rented on its own; it comes with the full estate. For group-size planning, read large group rentals near Sunriver.

What are the quiet hours at the Sunriver estate?

Quiet hours run 9 PM to 8 AM. The house sits at the end of a dead-end private road, with 80 acres of trees on one side and protected river habitat across the water. Plan late-evening activities for indoors, such as the pool table, ping pong, and the fireplaces.

Please drive slowly on Chief Paulina Drive, a shared dirt road with families and pets. Tell late arrivals to do the same.

What is the music policy for a group near Sunriver?

No amplified music: no DJs, no subwoofers, no professional music setups. Live music ensembles and small Bluetooth speakers are fine. If unsure, please ask.

In plain terms: a guitar trio is a live music ensemble, which is fine. A small Bluetooth speaker is fine. A DJ, a subwoofer, or a professional music setup is not.

That rule applies to birthday weekends, reunions, weddings, and team retreats alike. If you are unsure whether a speaker or an instrument fits, ask before you book.

Are pets allowed at the Sunriver estate?

Dogs only. Dogs of any size are welcome, there is no limit on the number of dogs, and dogs must be well-behaved. The pet fee is 50 dollars per dog, charged once per stay, not per night. The property is not fenced.

Tell everyone in the group before they pack. A guest who plans to bring a dog should tell the organizer first, so the fee is counted once per dog and the dogs are known before arrival. Dogs are approved on your reservation.

Cats and other animals are not allowed. For the full pet picture, see the pet-friendly rental page.

Smoking, candles and fire at the Sunriver estate

The property is non-smoking, and there is no smoking indoors. There are no candles, tiki torches or similar open flames. At weddings and events, no smoking, sparklers or open flame of any kind are allowed on the property.

The fire pit is seasonal. There are no fires June through September, and May and October depend on the weather. Camping is not permitted unless approved in advance.

Shoes come off inside the house. A mudroom with a bench and coat hooks sits beside a glass door to the outside, which makes this easy for a large group.

Events, weddings and gatherings near Sunriver

Events of up to 45 guests are welcome with a $500 event fee. The cap is 45 total, including children, even if they are not staying overnight. It is firm because the home is on a well and septic system.

Large rental items such as dance floors are not allowed. If in doubt about an item, pre-approve it. Everything must be returned to its original location, with garbage removed, inside and out. See micro-weddings for more.

Parking is for up to 15 vehicles on site. Tell guests who are not staying overnight to carpool, and remember that they count toward the event cap.

Check-in, check-out and the card hold near Sunriver

Check-in is after 4:00 PM and check-out is before 11:00 AM. Early check-in and late check-out cannot be guaranteed and depend on other reservations. A refundable damage deposit of 1,000 dollars is held on your card about a week before check-in and released after checkout.

Exterior security cameras cover the driveway and front door only, and are used solely in case of issues. There are no cameras inside the home.

Cancellation and payment for a Sunriver group booking

The cancellation policy and the payment schedule are in the booking section of the booking page. Read them before you collect money from your group. Weddings and events booked direct follow the same cancellation and payment policy.

For splitting the bill, see how to split the cost of a group house. SHARC passes are not included; check availability for public use directly with the SHARC facility.

A short briefing for your group covers most of it: arrival after 4:00 PM, shoes off inside, quiet from 9 PM, dogs only, no smoking, no amplified music, and out by 11:00 AM. Send it the week before. The FAQs answer the rest.

What a group said

“I cannot say enough good things about this place. The location is stunning; it’s spacious, comfortable and spotless; the host is fabulous; the kitchen is incredibly well equipped (including Tupperwares and ziplocks which airbnbs never have and are so handy); and we just all around had a great time. Thank you so much for this stay!”
