Deschutes Riverfront Retreat is a private 11-bedroom estate on the upper Deschutes near Sunriver that sleeps up to 30, with a maximum of 24 adults. A fishing group of 6 to 24 gets 450 feet of private river frontage, a dock, a hand-launch for small boats, and the Big River boat ramp 2.5 miles up the road. The Fall River, Crane Prairie, the Crooked and the Metolius are the day-trip waters in the table below.

Why a fly-fishing group of 6 to 24 should base near Sunriver
The estate sits on the upper Deschutes itself. Fly and Field Outfitters calls the upper Deschutes the closest home water for a Sunriver stay, and it describes the Fall River, the Lower Deschutes and the Cascade Lakes as the other guided options from its Sunriver shop. The Sunriver Chamber counts more than 100 lakes and 450 miles of rivers and streams within an hour's drive.
One house for the whole group beats a block of motel rooms in Bend for three reasons. The river is at the bottom of the lawn, so the early and late sessions need no drive. Gear dries in one mudroom instead of six bathrooms. And the 12-foot table seats twelve for the evening debrief. The general river guide is at the Deschutes River near Sunriver; this page is the case for the lodge, plus a seasons-and-waters table.
The water at the house: 450 feet of the Deschutes, a dock and a hand-launch
The estate has 450 feet of private Deschutes River frontage with a private dock, and dock fishing is subject to seasonal regulations. Small boats can be hand-launched at the dock, and the Big River boat ramp, a public put-in, is 2.5 miles up the road. Across the water is protected river habitat, and 80 acres of trees sit on one side of the property.
Be honest about this reach. Fly and Field says the Wickiup-to-Sunriver stretch is subject to large, unnatural flow changes, and it now offers the occasional smallish fish rather than the brown trout fishery it once was. Its blog on fishing at Sunriver says the river here holds fair numbers of redband trout, mountain whitefish and non-native brown trout, with some trophy browns in the water near Sunriver. The marshy banks and private property make a boat ideal for fishing this section, which is where the dock and the hand-launch earn their keep.

Bring your own boats and PFDs; none are provided. A Waterway Access Permit is required for the operator of each non-motorized boat, and the Oregon State Marine Board lists it at $6 for a week or $20 for a calendar year, plus a $1.50 portal fee. Children 13 and younger need none.
Seasons and waters within reach of Sunriver, by ODFW Central Zone rule
The reach at the house is open May 22 to September 30, and four of the other waters on this table are open all year. The rows come from ODFW's 2026 Central Zone regulations; drive times are not stated here because no source for them was opened. Zone-wide, streams are restricted to artificial flies and lures, with 2 trout per day, an 8-inch minimum and one over 20 inches, unless an exception applies.
| Water | Season | Limit and gear | Notes |
|---|---|---|---|
| Deschutes, Benham Falls to Little Lava Lake (the reach at the house) | May 22 to September 30 | 2 trout per day, 8-inch minimum | Wild rainbow trout must be released |
| Deschutes, Lake Billy Chinook to Benham Falls (through Bend) | Open all year | Zone-wide rules; no harvest of rainbow trout over 20 inches | Fly and Field says it fishes best in winter at low flows |
| Fall River, above the falls | Open all year | Fly fishing only, barbless hooks | Wild rainbow trout must be released |
| Fall River, below the falls | May 22 to September 30 | Fly fishing only, barbless hooks | Wild rainbow trout must be released |
| Crooked River, below Bowman Dam | Open all year | Zone-wide rules; no harvest of rainbow trout over 20 inches | Fin & Fire guides it as a half day |
| Metolius River | Open all year below Allingham Bridge; May 22 to October 31 above | Catch and release for all trout; fly only and barbless above Bridge 99, artificial flies and lures only below it | Includes bull trout; tributaries closed except Lake Creek |
| Crane Prairie Reservoir | April 22 to October 31 | Zone-wide lake rules, 5 trout per day | Wild rainbow trout must be released |
| Wickiup Reservoir | April 22 to October 31 | Zone-wide lake rules | Deschutes Arm closed above Gull Point ramp September 1 to April 21 |
Bull trout angling is closed in the Central Zone unless an exception applies, and the Metolius is one exception. Check the current regulations before you fish; the rules change by season.
The upper Deschutes, the Fall River and Crane Prairie: what the Sunriver shops say
The upper Deschutes above Crane Prairie is small, wild water, and the Fall River is the spring creek next door. Fly and Field describes the headwaters from Little Lava Lake to Crane Prairie as about 12 miles of spring creek with brook trout in clear water. Everything there is wild: redband trout, mountain whitefish and non-native brook trout, holding in pools, under cut banks and around logs, and flies smaller than size 14 typically work best. In late May and early June the shop throws big buggers and streamers for the "grandpa" fish stashed in the undercut banks, then matches mayflies, caddis and the only stonefly found up there, the Shortwing Stone.
The Fall River is a short spring creek that flows into the Deschutes a few miles north of La Pine State Park. It is open all year above the falls, stocked with rainbow trout, and nutrient-poor, so the bugs are small and the fish can demand a size 22. Crane Prairie Reservoir is where Fly and Field recommends a boat for the rainbows it calls Cranebows, with Callibaetis, chironomids and balanced leeches most of the year.
Below Sunriver, the Bend-to-Benham Falls section is open all year, and Fly and Field calls the winter wonderful for it. Flows drop under about 100 cfs, and the river becomes easier to wade and read. On overcast winter days it is Blue-Winged Olives and midges on a dry-dropper.

Guides book small. Fin & Fire's day-trip prices cover up to 3 anglers, and it is limited to 8 people including guides on the Crooked River at one time. Confluence prices its trips by group size. So a lodge of 12 anglers means four to six guides, booked well ahead, or a split between guided and self-guided days.

Gear storage, the 12-foot table and the evening on the Deschutes
Wet gear has a home in the mudroom, which has a built-in bench, coat hooks and cushions beside a glass door to the outside. Gear racks line the wall of the game room. Rod cases and coolers go in the vehicles; there is parking for up to 15, with room for vans and trailers.

Dinner is at the 12-foot dining table, which seats twelve on benches and chairs, with additional chairs and folding tables available. Four 8-foot picnic tables stand in a row outside, and the large gas grill is on the wrap-around covered deck. The kitchen has a butcher-block island, a Vitamix, a KitchenAid mixer, a sous vide and a Breville espresso machine for the 5 AM start.
After dinner the group splits between the pool table and ping pong downstairs, the covered hot tub on the patio, and the fire pit by the river. Fires are seasonal: none June through September, and May and October are weather dependent. Quiet hours run 9 PM to 8 AM.

What groups of friends said about the river and the house
“When a large group wants to rent a property, normally you only get two out of three: (1) beautiful property, (2) tons of space, (3) reasonable cost. This was one of the rare cases where we got all three.
It easily slept our group of 12 men, and the new large dining table meant we could all share a meal together. Nearby, the kitchen was well-stocked with appliances and cookware, with all its drawers clearly labeled.
Our host, Scott, was quick to respond to any questions, and checkout was a breeze compared to some other properties I've stayed at. We noticed exactly 12 chairs had been placed around the fire pit outside (not sure if it was a coincidence, but it was considerate if deliberate).
The property was incredibly peaceful - so much so that we woke up on our last day to a herd of elk peacefully roaming across the property.”
“This was perfect for our group. We enjoyed the house and the river right behind it. The host was quick to respond on everything.”
“Incredible location right on the deschutes river. Found it be be very comfortable with a large group of people.”
Frequently asked questions
Can we fish from the dock at the house?
Yes, subject to seasonal regulations. The house is upstream of Benham Falls, and ODFW's 2026 Central Zone rules open that reach May 22 to September 30, with 2 trout per day, an 8-inch minimum, and wild rainbow trout released. Check the current regulations before you fish.
Is the Deschutes at Sunriver good fly fishing?
It is honest water. Fly and Field says the Wickiup-to-Sunriver stretch has smaller fish because of large flow changes, with fair numbers of redband trout, whitefish and brown trout. Other waters are a drive away: the Fall River, the Crooked, the Metolius, Crane Prairie, and the year-round Bend-to-Benham section.
How many guides does a group of 12 need?
Four to six. Fin & Fire's day trips cover up to 3 anglers, and it is limited to 8 people including guides on the Crooked River at one time. Confluence prices by group size. Book early, or split the group between guided and self-guided days.
Do we need a fishing license and a boat permit?
Yes. Everyone 18 and older needs an Oregon fishing license, ages 12 to 17 need a $10 Youth License, and the guides above do not include it. The operator of each non-motorized boat carries a Waterway Access Permit, $6 a week or $20 a year plus a portal fee. Children 13 and younger are exempt from the permit.
Where can we launch a drift boat or raft near the house?
Small boats can be hand-launched at the dock. The Big River boat ramp, a public Forest Service put-in with no fee and no restroom, is 2.5 miles up the road. Parking at the house fits up to 15 vehicles, with room for vans and trailers.
