Sunriver Resort or one rented house: which works for a group of 20 to 30

For 20 to 30 people, one rented house near Sunriver keeps the group together and feeds them from one kitchen; Sunriver Resort wins when the group is small, wants to walk to the Village, or wants the Cove and resort golf, which are for resort guests only. The resort has 245 guestrooms and suites plus managed homes and condos; the house five miles south sleeps 30 in 11 bedrooms on one property.

Sunriver Resort vs a vacation rental house: the short answer for a big group

Rent the house when the point of the trip is the group: a reunion, an offsite, a wedding weekend, a team. Book Sunriver Resort when the point is the resort: the Cove, resort golf, the spa, walking to the Village, or a stay of two to eight people. Twenty people in resort rooms are ten doors on a corridor; twenty people in one house are at one table. The other comparison a group makes, one house against two or three managed Sunriver homes, is on one house vs several Sunriver rentals.

One admission, since this page is written by the house. A group whose teenagers want the Cove every afternoon, whose grandparents want a restaurant downstairs, and whose organizer does not want to run a kitchen for 20 would be happier at the resort, and should book it. The house wins when the group would rather cook together, sit on its own dock and not share a wall with anyone.

Togetherness: what 20 people get at Sunriver Resort and what they get in one house

At the resort, the group meets at a restaurant or a reserved room and disperses to its own doors. In one house, the group is in the same two living areas all evening, cooks together and ends up on the dock. Across 68 Airbnb reviews of the house, 49 are group trips, and the recurring line is some version of "everyone was together." That is the thing a resort cannot sell.

The resort's answer for a group is its managed homes and condos, which puts 20 people in three or four units with separate check-ins. The split-across-condos problem is set out in large group vacation rental in Sunriver.

Cost per head: Sunriver Resort rooms vs one house that sleeps 30

Nightly rates run about 1,000 to 4,000 dollars plus taxes and fees. For 24 adults, that is 42 to 167 dollars a person a night before taxes and fees. Nobody pays for an empty room. Resort rates change by date and room type and are not quoted here; compare your own dates on both. The per-person arithmetic for the house, and how groups collect the money, is in splitting the cost of a group house.

Two line items decide the comparison. The house has one kitchen, so 30 people eat for grocery prices rather than restaurant prices, planned in feeding 30 people. Booking the house direct saves the service fees that Airbnb and VRBO charge; the resort has no such fee but adds a resort fee and parking by its own policies, which change, so read the current terms.

The Cove, SHARC and the pools: what Sunriver Resort guests get that renters do not

The Cove aquatic center is open year-round exclusively to Sunriver Resort guests. A group in the house uses SHARC instead, the Sunriver Owners Association's aquatic and recreation center about ten minutes away, which sells public admission posted at $32 a person in summer and $22 off season. SHARC passes are not included with a stay at the house. If the pool is the trip, the resort wins; details in the SHARC guide and in Sunriver Resort for renters.

Golf near Sunriver: resort tee times vs public courses

Sunriver Resort reserves its tee times for club members and resort guests, and the Meadows and Woodlands courses became private in 2024. A golf group staying at the house plays the public courses in the area instead, listed in golfing near Sunriver and Bend. A golf trip that wants Crosswater specifically should stay at the resort.

The river: the Sunriver Resort marina vs 450 feet of private frontage

The resort runs a commercial marina on the Deschutes; using it means renting a boat there, with a shuttle back. The house has 450 feet of private frontage with a dock where small boats hand-launch, and the Big River boat ramp 2.5 miles up the road. The river day from the house is on the Deschutes River vacation rental page.

Walking, the Village and quiet: Sunriver Resort grounds vs a dead-end road in Three Rivers

From the resort's Lodge area the Village, the bike paths and the marina are a walk. From the house, the Village is about ten minutes by car, and nothing is walkable. What the house has instead is quiet: a dead-end private road, 80 acres of trees on one side, protected river habitat across the water, and quiet hours of 9 PM to 8 AM. Groups that want a late night in town are better off in Bend, compared in Sunriver vs Bend.

Weddings: Sunriver Resort venues vs a micro-wedding at the house

The resort hosts weddings in the Great Hall and more than two dozen other venues, with catering and coordination, for guest lists the house cannot take. The house hosts up to 45 guests by the river with a $500 event fee and the wedding party sleeping on site; the music policy and the packages are on the micro-weddings page. Up to 45 guests and a weekend together: the house. A hundred guests and a ballroom: the resort.
