A group of 20 to 30 near Sunriver has two real options: one 11-bedroom house that holds everyone, or two or three managed homes inside Sunriver booked through Vacasa, Village Properties, Bennington or the resort's own rental program. Take the one house when the point is being together: one table, one kitchen, one check-in, your own river. Take the Sunriver homes when the point is Sunriver itself: SHARC passes, the walk to the Village, and a group that is happy in separate houses. Both cases are made below.

One house vs several Sunriver rentals: the side-by-side for a group of 20 to 30
The table compares the one-house option, Deschutes Riverfront Retreat in the Three Rivers area ten minutes from the resort, with two or three managed homes inside Sunriver.
| For 20 to 30 people | One house: Deschutes Riverfront Retreat | Two or three managed Sunriver homes |
|---|---|---|
| Everyone under one roof | Yes: 11 bedrooms, 6 baths, sleeps 30 (24 adults) in two buildings a few steps apart | No. Each listing sets its own guest limit; Sunriver's Recreation Plus cards, which give renters SHARC access, are issued at two per bedroom plus two, so a 5-bedroom home gets 12 cards and an 8-bedroom 18. Thirty people means two 8-bedroom homes or three 5-bedroom homes |
| One table | A 12-foot dining table that seats twelve on benches, four 8-foot picnic tables outside, folding tables for the rest | One dining table per house; the whole group eats together only at a restaurant |
| Kitchens | The Lodge kitchen plus the Cottage kitchen and a downstairs kitchenette | One kitchen per house, so three shopping lists and three cooks |
| Check-ins, deposits, contracts | One of each | One of each per house, often with different check-in times and managers |
| The river | 450 feet of private frontage and a private dock; hand-launch boats at the dock | Depends on the home; river access inside Sunriver is at the SROA boat launch, a Recreation Plus amenity |
| Neighbors | A dead-end dirt road, 80 acres of forest on one side, protected habitat across the river | A Sunriver lane, with neighbors |
| SHARC and the pathways | No passes; SHARC public admission is ten minutes away, and the 34 miles of paved paths start at the resort | Recreation Plus cards included on some homes, not all; Village Properties reimburses up to $250 of SHARC admission per booking on homes without them |
| Walk to the Village | No: about ten minutes by car | Often yes, depending on the home |
| Dogs | Dogs of any size, no limit on the number, for a pet fee of 50 dollars per dog, charged once per stay, not per night | Varies by home and by manager |
| Events | Up to 45 on the property with a $500 event fee, no DJs, no day rentals | Ask each manager; this page makes no claim about their event rules |
| Fees | Book direct and there is no channel fee; the nightly rate is on the calendar | Vacasa's Sunriver page says "what you see is what you pay"; each manager sets its own fees and deposit, so two or three homes carry two or three sets |
The headcount math inside Sunriver: why 30 people means two or three houses
Each Sunriver listing states its own guest limit, and that number governs. The Recreation Plus program, which gives renters their SHARC cards, issues them per home at two per bedroom plus two more: 4 cards for a 1-bedroom, 12 for a 5-bedroom, 14 for a 6-bedroom and 18 for an 8-bedroom, so a home's card count is a fair guide to the headcount it is set up for, and the group beyond it pays SHARC admission at the door.
A group of 30 therefore needs two 8-bedroom homes, if two can be found with the same dates, or three 5-bedroom homes. Vacasa alone lists about 150 Sunriver rentals, so the houses exist; the work is lining up two or three calendars, managers and sets of rules for one weekend.
The one-house option is 11 bedrooms with a cap of 30 guests and 24 adults, in the six-bedroom Lodge and the five-bedroom Cottage. The bed-by-bed table is on large group rentals near Sunriver.
Cost per head near Sunriver: one rate split 24 ways vs three rentals
Nightly rates run about 1,000 to 4,000 dollars plus taxes and fees. For 24 adults, that is 42 to 167 dollars a person a night before taxes and fees. Nobody pays for an empty bedroom in a house the group does not need, and there is one deposit and one set of fees.
Three Sunriver homes are three nightly rates, three sets of fees and three deposits, and this page will not estimate them because they change weekly. Price them for your dates and add every fee before comparing. How to split the cost of a group house has the per-head method either way.
Where the Sunriver rentals win, honestly
Three cases go to the managed homes inside Sunriver, and a group that fits one of them should book there.
- SHARC every day. A home with Recreation Plus cards puts the kids in the waterpark on foot or by bike, with no admission at the door. The one house has no passes, and SHARC public admission runs 32 dollars a person in summer and 22 off-season; the SHARC guide has the posted rates.
- Walking to dinner. Homes near the Village at Sunriver walk to restaurants and the ice rink; from the one house every dinner out is a ten-minute drive with assigned drivers.
- A group that is really three families. If three households want three front doors, three kitchens and the freedom to keep different hours, three homes are the right answer, and Sunriver has plenty.
The resort version of this comparison, with the Cove, resort golf and the spa, is on Sunriver Resort vs a vacation rental house.
Where the one house wins for a reunion, an offsite or a team near Sunriver
The one house wins when the group is the point. A family reunion eats breakfast together at the 12-foot table instead of texting between houses. A company offsite runs its sessions in two vaulted living areas and sleeps 19 people in their own beds. A team at a Bend tournament has one kitchen feeding everyone before a 7 AM warm-up.
It also wins on the river. The dock on 450 feet of private frontage is the group's own; a float starts at the house and the Big River ramp is 2.5 miles up the road. And it wins on quiet: a dead-end road and 80 acres of trees next door, which a lane inside Sunriver is not.

How to decide between one house and several Sunriver rentals
Four questions settle it.
- Will the group eat together most nights? If yes, one house.
- Is SHARC the reason the kids agreed to come? If yes, Sunriver homes with Recreation Plus cards, or budget the admission.
- Does one person want to be the only renter, with one contract and one deposit? If yes, one house.
- Are there three households who want three front doors? If yes, three homes.
