Sunriver or Bend: the short answer for a group

Stay near Sunriver if the group wants the river, quiet and one estate for everyone. Stay in Bend if it wants breweries, restaurants and town on foot. For 20 to 30 people, the Sunriver side wins on the thing that matters most: a single private estate. In Bend, a group that size needs one house that sleeps everyone or several homes across town.

The two places are 17.2 road miles apart, about 25 minutes by car, so you do not have to pick one for the whole trip. The plan that works for most big groups is to sleep near Sunriver and spend one full day in Bend. The rest of this page lays out the trade-offs, the distances, the rental rules in each place, and the house.

What Bend offers a group: breweries, restaurants and town

Bend is where the group goes for a night out. Travel Oregon counts more than two dozen breweries inside the city limits, and the Bend Ale Trail passport links more than 30 tasting rooms across seven territories. The trail launched in 2010 with eight breweries. One of its territories covers the breweries in Sisters, Sunriver and Prineville, so Sunriver is on that map too.

The Deschutes River runs through the heart of Bend, and the city built Oregon's first urban whitewater park on it. The Old Mill District has more than 55 restaurants and shops along the river, with paved running and bike paths on both banks. Across the water, the Hayden Homes Amphitheater is the state's largest outdoor concert venue, with room for about 8,000 people.

Downtown has cafes, boutiques, dining and a First Friday event every month. Drake Park sits beside downtown on Mirror Pond: 13 acres with nearly half a mile of riverfront and summer events such as Munch and Music. In summer, the float from Riverbend Park to Drake Park takes 120 to 140 minutes overall. The first leg is about 45 minutes on the water to the Colorado Avenue Bridge. The second is a 45-minute leg from McKay Park to Drake Park, plus the walk back. The 2026 float season ran June 13 through Labor Day, with a Park and Float lot at Simpson Avenue and Bradbury Way. The park district posts each year's dates.

What Sunriver offers a group: the Deschutes, quiet and space

Sunriver is for the group that wants to be outside together and sleep somewhere quiet. The Sunriver chamber describes a peaceful resort environment of about 4,200 home sites among ponderosas, lodgepole pines and aspens. About a quarter of residents live there year-round; the rest of the homes are vacation homes. Sunriver Resort itself spreads across 3,300 acres and puts itself 15 minutes from Bend.

The Sunriver Owners Association maintains more than 34 miles of paved bike and pedestrian paths. They reach The Village, SHARC and Fort Rock Park, and a 5.5-mile paved path now connects Sunriver with Lava Lands Visitor Center. The chamber lists five local shops that sell or rent bikes.

The Deschutes here is Class 1 moving water, and groups float it on tubes, rafts, canoes, kayaks and paddleboards. The chamber warns that the current can be deceptively swift and that the water seldom exceeds 60 degrees. State law requires a life vest for every occupant of any watercraft. A short float, Harper Bridge to Besson Day Use Area, is 1.8 miles and about 45 minutes. Sunriver Resort runs a marina at River Mile 188.2, and its rentals include a shuttle back from the takeout.

Dinner is simpler than in Bend but not thin. The chamber's dining page lists 16 restaurants under casual and fine dining, plus coffee shops, caterers, a cidery and two distilleries. They include Sunriver Brewing's pub in The Village, South Bend Bistro, Cafe Sintra, Blondie's Pizza, Josie K's Deli + Kitchen and Century Commons Taps and Trucks. 20 to 30 people in Bend: one house or several

In Bend, a group of 20 to 30 needs either one house that sleeps everyone or several houses. Splitting across several means separate check-ins, separate kitchens, separate neighbors to keep happy, and cars moving between houses all weekend. Bend's Good Neighbor Guidelines ask guests to park on site, follow the posted parking diagram, and call a 24-hour contact number with any concern.

Near Sunriver, the estate keeps the whole group on one property: 11 bedrooms that sleep up to 30, with a maximum of 24 adults.

20 to 30 people near Sunriver: one estate on the Deschutes

Near Sunriver, the same group fits on one estate. Deschutes Riverfront Retreat is an 11-bedroom estate in the Three Rivers area near Sunriver that sleeps up to 30, with a maximum of 24 adults. The six-bedroom Lodge and the five-bedroom Cottage sit side by side on the same three acres. The estate has 450 feet of private Deschutes River frontage and parking for up to 15 vehicles.

A 12-foot dining table seats twelve, with additional chairs and folding tables available, and there are four 8-foot picnic tables outside. Two large living areas with vaulted ceilings and stone fireplaces let the group split up and come back together. The house sits at the end of a dead-end private road. There are 80 acres of trees on one side and protected river habitat across the water.

Dining area with 12 foot long dining table, benches and chairs. Additional chairs and a folding tables available.

Inside Sunriver itself, vacation homes rent through the chamber's member companies, and the chamber notes that some have hot tubs and many take dogs. A 30-person group needs one property with room for everyone. That is what the estate is: a six-bedroom Lodge and a five-bedroom Cottage side by side. The bed-by-bed plan is on large group rentals near Sunriver.

Noise rules and occupancy for big groups in Bend and Sunriver

Both places expect big groups to be quiet at night, and the estate's quiet hours start earlier than either. In Bend, the city's Good Neighbor Guidelines ask rental guests to respect neighbors' quiet enjoyment of their homes, especially after 10 p.m. In Sunriver, quiet hours run from 10 p.m. to 7 a.m., according to a rental-management guide to the community's rules. The guide says the Sunriver Police Department enforces them. It also says guests must park in a driveway or designated space, and that open-flame fires and fire pits are prohibited.

At the estate, quiet hours run 9 PM to 8 AM. No amplified music: no DJs, no subwoofers, no professional music setups. Live music ensembles and small Bluetooth speakers are fine. If unsure, please ask. The renter must be 30 or older. Occupancy is capped at 30 guests with a maximum of 24 adults, and the home is on well and septic, so the limit is enforced. Events of up to 45 guests are welcome with a $500 event fee.

Fires at the estate follow strict county rules: none June through September, with May and October weather dependent. The property is non-smoking, and there are no candles or open flames. The full list is on the FAQs.

The split plan: stay near Sunriver, day-trip to Bend

Day 1: arrive

  • Do the big grocery run in Bend on the way in.

  • Afternoon on the grounds: 6-hole disc golf, bocce, ping pong and the gas grill.

  • Dinner in Bend, or back at the house. Quiet hours start at 9 PM.
