Sunriver at a glance: where it is and the drive from the house

Sunriver is a resort community about fifteen miles south of Bend, Oregon, at the base of the Cascade Range, at 4,170 feet. It sits on the east side of the Deschutes River on the grounds of Camp Abbot. The Army established that camp in December 1942, trained engineers there from 1943 and closed it in June 1944. Sunriver Resort describes 3,300 acres, 15 minutes from Bend, with 63 holes of golf at Meadows, Woodlands, Crosswater and Caldera Links.

The house is in the Three Rivers area near Sunriver, five miles and about ten minutes from Sunriver Resort, and about ten minutes from SHARC. Bend and Mt. Bachelor are about 30 minutes away. A public river put-in is 2.5 miles up the road. For the route from the airport or the valley, see getting to Sunriver.

Summer on the Deschutes River: floating from the house and the Sunriver Marina

The river is the summer plan, and it starts at the dock. The estate has 450 feet of private Deschutes River frontage with a private dock, and small boats can be hand-launched there. Bring your own water toys and PFDs; none are provided. A public put-in is 2.5 miles up the road. Dock fishing is subject to seasonal regulations.

Sunriver Resort runs a commercial marina at River Mile 188.2, about 17 miles south of Bend. It rents the boats and runs a shuttle van back from its Canoe Takeout, about River Mile 183, just upstream of Benham Falls. The river here is rated Class 1 moving water. It is spring-fed, and the water seldom exceeds 60 degrees. Floats run from one to five hours depending on the launch and takeout. Oregon law requires one wearable life jacket on board for each person on any boat. Children 12 and under must wear a Coast Guard-approved one whenever the boat is underway.

Rentals and life vests come from four outfitters: 4 Seasons Recreational Outfitters, the Sunriver Marina, Sunriver Sports and Village Bike & Ski. The river from the house, hour by hour, is in the Deschutes River at Sunriver.

Downstream, Benham Falls is a walk rather than a float. From the Benham Falls West day-use area a trail goes about 50 yards down to a viewing platform over the falls. The Deschutes River Trail leaves Benham Falls East south toward Sunriver and north toward Bend. Day use costs $5 per vehicle or a recreation pass.

Sunriver bike paths: a 15-mile public loop and more than 40 miles at the resort

The paved, 15-mile Sunriver Bike Path loops the community, and more than 40 miles of paved path lie on Sunriver Resort property. The Sunriver Owners Association maintains more than 34 miles of paved bike and pedestrian paths. Most of a group can ride all day without touching a road. The paths reach Paulina Park and Fort Rock Park, and singletrack begins just across the Cardinal Landing Bridge. The fully accessible 5.5-mile Sun-Lava paved path reaches Lava Lands Visitor Center. That is the ride for a mixed group: flat, paved and with a destination.

The path rules matter for a group with kids and dogs:

  • All pathways are for non-motorized use, except class-1 e-bikes. Throttle class 2 and 3 e-bikes, Segways, hoverboards and electric scooters are prohibited.
  • Ride on the right and pass on the left. Cyclists yield to cars at road crossings.
  • Riders and passengers under sixteen must wear a helmet, per Oregon law. Pets ride in a basket or carrier, not running alongside.

Village Bike and Ski, Sunriver Sports and Four Seasons, all in the Village at Sunriver, rent bikes. For the singletrack side of the trip, read mountain biking near Sunriver.

SHARC in Sunriver: the aquatic center and what it means for a renter

SHARC, the Sunriver Homeowners Aquatic and Recreation Center, is about ten minutes from the house at 57250 Overlook Road. It has indoor and outdoor recreation pools, an outdoor lazy river, two water slides, an obstacle course and an outdoor adults-only hot tub. There is a tot pool and sand play area, a cafe, a tubing hill with a warming pavilion and an outdoor amphitheater. It opened in April 2012 and serves residents, resort guests and the general public.

SHARC passes are not included with the house. Check availability for public use directly with the SHARC facility before promising the kids a pool day. Confirm hours and day-pass prices with SHARC, not with a listing. See Sunriver with kids for the family version of this plan.

Lava Lands, Lava River Cave and the High Desert Museum on Highway 97

Three stops on Highway 97 between Sunriver and Bend fill a day for a group that is done with the river. Lava Lands Visitor Center, at 58201 S. Highway 97, is open daily 9 a.m. to 5 p.m. from May 15 to September 15, 2026, then shorter hours through October 11. A shuttle runs to the top of Lava Butte about every 20 minutes from June 13 to September 7, 2026. Parking is $5 per vehicle or a recreation pass.

Lava River Cave, off Highway 97 at Exit 151, is open May 15 to September 15, 2026, Friday through Monday only. Hours are 9 a.m. to 4 p.m., last entry 2 p.m., on timed two-hour reservations made through Recreation.gov. Parking at the cave is $5 per vehicle or a recreation pass. The High Desert Museum at 59800 South Highway 97 sits on 135 forested acres with otters, porcupines, a bobcat and birds of prey. Further afield, see day trips from Sunriver.

Fall in Sunriver: larch and aspen, Paulina Peak and emptier paths

Fall color in Central Oregon runs through the end of October, with larch, aspen and cottonwood best at lower elevations. Along the Deschutes and Metolius rivers, larch, vine maple and willow turn orange, yellow and red against the ponderosa pines. Larches change later than other trees, and the show does not last long. The closest named spots are the Deschutes River Trail near the Slough Day Use Area and the Fall River Trail. In Bend, Shevlin Park is known for larch displays and patches of aspen groves.

Paulina Peak, at 7,984 feet, is the highest point on Newberry Volcano and the fall drive to make before the road closes. The road is often closed by snow until early July and closes again in late October or early November. It closed for the 2026 season on October 6. The summit road is steep, rough and narrow in places and limited to vehicles under 23 feet. The fee is $5 per vehicle or a Northwest Forest Pass. On a clear day the view runs from Mt. Shasta to Mt. Adams.

October days in Sunriver average 61.9 degrees and nights 27.8. At the house, the fire pit in October is weather dependent under strict county fire rules. The Cottage has a wood-burning stove with firewood just outside. Mt. Bachelor is closed until its winter opening on December 4, 2026, so fall is the quiet gap between seasons.

Winter in Sunriver: Mt. Bachelor, about 30 minutes from the house

Mt. Bachelor is the winter plan, about 30 minutes from the house and 22 miles west of Bend. It has 4,323 lift-accessible acres, 3,365 feet of lift-served vertical, 12 chairlifts and 101 trails. The season runs from mid-November through the end of May, weather permitting, and the 2026-27 season opens on December 4, 2026. The Nordic center grooms 12 trails covering 35 miles. In early 2020 the Snowblast Tubing Park ran Fridays through Sundays and on holidays; check Mt. Bachelor's site for the current schedule.

Sunriver winters are real. December averages 15.7 inches of snow, and January days average 39.8 degrees. Snow weekends at the house book up early. The covered hot tub, two living areas with stone fireplaces and the game room are the after-mountain plan. Read Mt. Bachelor ski trip lodging for the ski-crew version, with chains, rentals and the Sno-Park list. The rest of the season is in winter in Sunriver and Bend.

Sledding at Wanoga, snowshoeing and Sno-Park permits west of Bend

Wanoga Snow Play Area is the sledding hill, about 15 miles west of Bend on the Cascade Lakes Highway. The Forest Service built it as a sledding hill, not for snowboarding, skiing or jumps, and bans snowmobiles from the play area. Bring your own sleds or tubes. Dogs must be on leash in the sno-park and on the hill, and Wanoga is one of only a few sno-parks open to dogs. Vehicles may not exceed 24 feet and trailers are not allowed.

Snowshoeing uses the same sno-park system. Snowshoers at Wanoga share trails with skiers. Virginia Meissner Sno-Park is 13 miles from downtown Bend at 5,400 feet. It grooms 47 kilometers of skate and classic trails from a warming hut, funded entirely by donations. Do not walk or snowshoe on groomed ski tracks. Dogs are banned on the north side of the Cascade Lakes Highway from November 1 through May 1.

A Sno-Park permit is required at designated sno-parks from November 1 to April 30, displayed in the lower left corner of the windshield. A daily permit is $4, a three-day permit $9 and an annual permit $25. Agents at resorts and sporting goods stores sell them and may add a service fee. Back in Sunriver, the Village ice rink runs in winter; its operator lists the season as December 1 through April 1.

Spring in Sunriver: skiing into May, the first floats and Smith Rock

Spring in Sunriver runs two seasons at once. Mt. Bachelor stays open through the end of May, weather permitting, while the bike paths, the river and the trails open up below. April days average 56.6 degrees and nights 24.6, with 2.1 inches of snow still falling in the month.

Lava Lands Visitor Center opens for the season on May 15, and Lava River Cave opens May 15 on timed reservations, Friday through Monday only. The Paulina Peak road usually stays closed by snow until early July, so leave it for summer. The river seldom exceeds 60 degrees at any time of year, so a spring float is a dry-boat trip rather than a swim.

Smith Rock State Park, near Redmond, is the spring day trip. It is open dawn to dusk, with miles of hiking and mountain biking trails and several thousand climbs. A day-use parking permit is required and a one-day permit can be bought on site. At the house, the fire pit in May is weather dependent, and Sno-Park permits are no longer needed after April 30.

Sunriver Nature Center and Observatory: raptors by day, telescopes by night

The Sunriver Nature Center and Observatory at 57245 River Road is the one stop that works in every season. By day it keeps birds of prey, bees and other native wildlife. A botanic garden and nature trails cover 8 acres of habitat around Lake Aspen. By night it opens what it calls the nation's largest publicly accessible observatory.

Fall hours from September 7 are Wednesday to Saturday, 10 a.m. to 3 p.m. Its site lists Sunday as open in one place and closed in another, so confirm before a Sunday visit. Solar viewing runs Wednesday to Saturday, 11 a.m. to 3 p.m., and Sunday, 11 a.m. to 2 p.m. Nighttime observatory visits run Wednesdays and Saturdays year-round, with extra Thursday and Sunday programs at peak times. Reservations are required for all nighttime visits, so check its calendar and book ahead for a group. Members get unlimited free daytime admission, and the center runs kids' camps and a program calendar.

The Village at Sunriver: shops, restaurants, the rink and summer rides

The Village at Sunriver is the commercial center, with boutique shops, bookstores, recreation equipment and restaurants, some there since 1974. Activities change with the seasons: ice skating in winter, miniature golf in summer, and events through the year. The operator lists the summer attractions as June through Labor Day. They are bumper cars, mini golf, bounce houses, a rock wall, a power jump and a trackless train.

The Village is also where a group rents gear. Village Bike and Ski, Sunriver Sports and Four Seasons rent bikes. The same shops plus the Sunriver Marina handle rafts, kayaks and life vests. Sunriver Pub, from Sunriver Brewing Company, is in the Village at 57100 Beaver Drive, Building 4, open daily 8 a.m. to 9 p.m.

Why Sunriver suits a group of 12 to 30

Sunriver works for a group because the options sit close together and the base can hold everyone. One house about ten minutes from Sunriver Resort and SHARC, and about 30 minutes from Bend and Mt. Bachelor, lets a group split by interest and regroup for dinner. The bike path reaches the Village without a road. The river comes to the back door.

The alternative is stitching together four separate condos, with the group scattered and the cars in a convoy. One private estate that sleeps up to 30 keeps the group in one place. It has parking for 15 vehicles, a 12-foot dining table and four 8-foot picnic tables. For how groups run the week, see large group rentals near Sunriver and the 3-day Sunriver plan for large groups.

Where to eat near Sunriver

Sunriver Pub in the Village is the easy group meal, open daily 8 a.m. to 9 p.m. at 57100 Beaver Drive, Building 4. The Village has more restaurants, and the full list of Sunriver and south Bend options is in where to eat near Sunriver. Make reservations for larger groups, especially on summer weekends.

The kitchen is chef-friendly and well equipped. It has a Vitamix, a KitchenAid mixer, a sous vide and a Breville espresso machine. The 12-foot dining table seats twelve on benches and chairs, with additional chairs and folding tables available. The wrap-around covered deck has a gas grill, and four 8-foot picnic tables sit outside. Do the big grocery run in Bend on the way in.

Where to stay near Sunriver: the estate on the Deschutes

Deschutes Riverfront Retreat is an 11-bedroom riverfront estate near Sunriver. It sleeps up to 30 guests, maximum 24 adults, with 6 baths on three private acres. It is two buildings side by side. The six-bedroom Lodge sleeps up to 18 with five baths and can be booked on its own. The five-bedroom Cottage comes only with the whole estate. The house sits at the end of a dead-end road, with 80 acres of forest on one side. Protected river habitat lies across the water.

Outside are 450 feet of private river frontage and a private dock with Adirondack chairs and a hammock. There is a covered hot tub, a 6-hole disc golf course, bocce, yard games and a seasonal fire pit. Inside are two large living areas with vaulted ceilings and stone fireplaces. There is a game room with a pool table and ping pong, an arcade cabinet and Xbox, and 200 Mbps WiFi throughout.

Pick the page that fits the group. Large group rentals covers 12 to 30. There are pages for a family reunion, a multigenerational trip, a ski trip and the dog-friendly version. Every room, bed and floor plan is on the whole estate and the Lodge pages. The live calendar on Book Now shows the current rate, and booking direct saves the service fees that Airbnb and VRBO charge.

Practical notes for a Sunriver group: SHARC passes, quiet hours and fire season

A few rules shape a Sunriver group trip, at the house and on public land.

  • SHARC passes are not included. Check availability for public use directly with the SHARC facility.
  • Quiet hours run 9 PM to 8 AM. No amplified music: no DJs, no subwoofers, no professional music setups. Live music ensembles and small Bluetooth speakers are fine. If unsure, please ask.
  • Fires are seasonal. There are no fires June through September; May and October are weather dependent, following strict county fire rules. There are no candles or open flames, and the property is non-smoking.
  • On public land, the Deschutes National Forest posts fire restrictions that can limit campfires and smoking. Check centraloregonfire.org or the Central Oregon Fire Use Information Line at 1-800-523-4737 before a summer trip.
  • Sno-Park permits are required at designated sno-parks from November 1 to April 30. Day use at Lava Lands and Benham Falls is $5 per vehicle or a recreation pass.
  • Oregon law requires a wearable life jacket on board for each person on any boat, and children 12 and under must wear theirs. Bring your own PFDs and water toys; none are provided.
  • Dogs, large dogs included, are welcome at the house for a pet fee once approved on the reservation. On the Deschutes River Trail they must be leashed from May 15 to September 15, and at Wanoga at all times.
  • The renter must be 30 or older. Occupancy is enforced because the home is on well and septic. Drive slowly on Chief Paulina Drive, a shared dirt road with families and pets.
  • Summer dates book far in advance and snow weekends book up early.
