Where the 30 sleep: every bed in the Lodge and the Cottage

Eleven bedrooms hold 30: six in the Lodge, with three King rooms, two Queen rooms and a bunk room across five baths, and five in the Cottage, with four Full beds and a Twin bunk across one bath. Four of the 11 rooms include bunks, so a group of 30 plans on some sharing, and the cap of 24 adults is how the house stays comfortable.

The bed-by-bed table for all 11 rooms is on large group rentals near Sunriver; the floor plans and 3D tour are on the whole retreat page.

The Lodge also has a futon and a small twin sofa bed by the pool table, plus 2 pack-n-plays and 6 cots with no linens. The 3D tours and floor plans for both buildings are on the whole property page.

Why one Oregon house for 30 beats two houses for 15

One calendar, one check-in, one kitchen, one table everyone sits at. Split 30 people across two rentals and the weekend becomes a shuttle between them. Here the Lodge and the Cottage are steps apart on the same three acres, so the group is together without being on top of each other, and the quiet corners (the Cottage, the dock, the hammock) are a short walk, not a drive.

For 12 to 18 people the Lodge books on its own with at least 4 guests; the Cottage comes only with the full property. Groups of 20 to 30 take both. The large-group version of this page, with the weekend plan and the grocery run, is large group vacation rental in Sunriver.

Where 30 people eat and gather on the Deschutes

The 12-foot indoor table seats twelve on benches and chairs, with folding tables and chairs for the rest; four 8-foot picnic tables stand in a row outside. Two living areas with stone fireplaces, one upstairs and one down, hold the rest of the group. The kitchen has two each of several appliances, a butcher-block island, a Vitamix, a KitchenAid mixer, a sous vide and a Breville espresso machine, and the feeding 30 people guide has the meal plan.

Outside: a wrap-around covered deck with a gas grill, a covered hot tub on the flagstone patio, a seasonal fire pit by the river, a dock with Adirondack chairs on 450 feet of private frontage, private 6-hole disc golf, bocce and yard games.

What groups of 12 to 30 said

“We had a team retreat at this location and it was more than ideal! Had multiple people spread out through the house playing cards, pool, reading by the water, cooking food and more. It was peaceful and fun. Our team hasn’t stopped talking about it and wants to make it a regular trip. Scott was very communicative and responsive. I was able to ask some questions while on property during our stay and he got back to me right away.

We are looking forward to making this an annual trip to kick off our collegiate volleyball season!”

“My family and I could not recommend this place enough for a large gathering. From the prompt communication and activities galore, to having all the kitchen supplies you could need to cook for everyone, Scott and his family makes you feel right at home. Whether you are there for the winter snow, summer heat or anything in between there is a TON of indoor and outdoor activiti s you can partake in and not have to step off the property if you don't want to. He made us feel right at home, answered all questions promptly and even decorated the house for us for our Christmas gathering! Would recommend his place to anyone looking for a chill place to relax, explore and make memories for all to remember!”

“This house gave us memories for years to come for our family 4th of July get together. It fit 25 of us comfortably. The dogs absolutely loved the yard and the river. The kids floated the river practically every day right back to the backyard. It was big enough for us to sit around and socialize in one area. The amenities were great for a big group. We'd definitely recommend and stay here again!”
