Why one house near Sunriver beats hotel rooms at Thanksgiving

A holiday gathering works when everyone is under one roof and nobody drives between units after dinner. The estate is one private property that sleeps up to 30, instead of four separate condos stitched together. Grandparents, parents and kids wake up in the same place and eat at the same table.

The house sits at the end of a dead-end private road in the Three Rivers area near Sunriver. There are 80 acres of trees on one side and protected river habitat across the water. Kids can roam safely on the property while the adults catch up. Sunriver Resort is about ten minutes away, and Bend and Mt. Bachelor are about 30.

Rooms for 25 at the Sunriver estate: 11 bedrooms and 6 baths

A group of 25 fits with room to spare, as long as no more than 24 are adults. Eleven bedrooms span the six-bedroom Lodge and the five-bedroom Cottage, with six baths in all. King suites suit grandparents, bunk rooms delight the kids, and the Primary Suite has a king bed and panoramic river views.

A futon and a small twin sofa bed sit by the pool table. Two pack-n-plays and six cots are on hand for the littlest travelers, with no linens provided for these. Floor plans for both buildings are on the whole estate page.

The kitchen that cooks Thanksgiving dinner for 25

The Lodge kitchen is a well-equipped kitchen with two of several appliances, built around a large butcher-block island with bar stools. Named gear includes a Vitamix, a KitchenAid mixer, a sous vide and a Breville espresso machine. The range and refrigerator are stainless, and a microwave sits above the stove.

Two more cooking spaces take the overflow. A kitchenette with granite counters has a microwave and a small dishwasher, and the Cottage has its own kitchen with a white stove. A large gas grill sits on the covered deck. Shoes come off inside, and there are no candles or open flames, which includes the holiday table.

The 12-foot table on the Deschutes, and seats for the rest

A 12-foot dining table with benches and chairs anchors the vaulted great room, beside the long sectional and the stone fireplace. Additional chairs and folding tables are available: about 16 folding chairs and some folding tables. Five stools line the kitchen island, so the cooks eat without leaving the stove.

Downstairs, the game room has the pool table, ping pong, an arcade cabinet and an Xbox, next to the second living area. When the meal is done, the table clears for cards and the kids head down to the games. Four 8-foot picnic tables stand outside for the mild days.

Fires at Christmas: stone fireplaces, a wood stove and the seasonal fire pit

Indoors, the two large living areas have vaulted ceilings and stone fireplaces. The Cottage has a wood-burning stove with operating instructions by the mantle, and firewood is just outside the cottage. A mini-split heats and cools the Cottage from a remote on the wall.

Outside, the fire pit by the river is seasonal and follows strict county fire rules. There are no fires June through September, and May and October are weather dependent. The covered outdoor hot tub looks out through the pines toward the water.

Snow play and Mt. Bachelor in December, about 30 minutes from the house

Mt. Bachelor is about 30 minutes from the house. It is the largest ski resort in Oregon by area, with 4,323 skiable acres and 12 chairlifts. Its winter opening day is scheduled for December 4, 2026. That puts Thanksgiving week before the lifts turn and Christmas week inside the season. The resort is roughly 22 miles west of Bend.

Snow play without lift tickets is close. Wanoga Snow Play Area, 15.5 miles west of Bend on Century Drive (the Cascade Lakes Highway), has sledding and tubing. Snowmobiles are prohibited in the snow play area. Virginia Meissner Sno-Park, 12 miles west of Bend on Century Drive, is for cross-country skiing. An Oregon Sno-Park permit is required at designated Sno-Parks from November 1 through April 30. It is sold as a daily, a three-day or an annual permit.

Closer in, SHARC has a winter tubing hill and heated indoor aquatics year-round, and the public is welcome via a daily gate fee. SHARC passes are not included with the house. Back at the estate, the hot tub is covered and the game room is indoors. See Mt. Bachelor ski trip lodging for the ski-week version of this trip.

The grocery run from Bend before you reach Sunriver

Shop in Bend on the way in, because the big stores are about 30 minutes from the house. Bend has Costco, Trader Joe's, Fred Meyer, Whole Foods, WinCo and Newport Avenue Market. Closer in, the Sunriver Country Store covers the essentials and last-minute items.

Split the list by meal before anyone leaves home. Check-in is after 4:00 PM, so a mid-afternoon shop in Bend lands at the house as the doors open. For a night off from cooking, the where to eat guide lists Sunriver Brewing Co., Blondie's Pizza and the rest. Make reservations for larger groups.

Thanksgiving dinner out: Traditions at Sunriver Resort

Sunriver Resort, five miles from the house, runs a holiday season it calls Traditions across its 3,300 acres. The resort has hosted families for over 50 years. For Thanksgiving 2026 the resort lists a Thanksgiving Buffet at the Great Hall on Thursday, November 26. The same day it lists Thanksgiving Dinner at Lodge Kitchen, Lake House and the Grille. A Thanksgiving Brunch at Lodge Kitchen follows on Friday, November 27. The resort's Traditions guide carries the Christmas and New Year's events.

A Thanksgiving weekend plan near Sunriver, day by day

A four-night Thanksgiving stay follows a simple pattern: arrive and unpack the groceries, cook, play in the snow, and leave slowly. Check-in is after 4:00 PM and check-out is before 11:00 AM.

  1. Wednesday: shop in Bend, arrive after 4:00 PM, and eat something easy at the 12-foot table. Quiet hours start at 9:00 PM.
  2. Thursday: the cooks take the island and the Vitamix, and the kids take the game room. Dinner is at the 12-foot table with the folding tables alongside.
  3. Friday: sledding at Wanoga Snow Play Area with a Sno-Park permit, or the winter tubing hill at SHARC about ten minutes away. The hot tub and the stone fireplaces close the day.
  4. Saturday: a round on the private 6-hole disc golf course, a walk to the dock, and leftovers. The fire pit is seasonal, so check county rules.
  5. Sunday: fold the pack-n-plays, return everything to its place, and leave before 11:00 AM.

For Christmas, swap Friday for a day at Mt. Bachelor, which opens for the winter on December 4, 2026. The rest of the plan holds.

Winter roads, parking and drive times from the Sunriver house

Parking for up to 15 vehicles is on site, with room for vans and trailers. Please drive slowly on Chief Paulina Drive, a shared dirt road with families and pets. Oregon's chain law applies on the mountain roads: when signs say so, chains or traction tires must be in or on your vehicle. Four-wheel and all-wheel drive passenger vehicles get an exemption in typical conditions. They must still carry chains and run mud and snow, all-weather radial or traction tires on all wheels. Studded tires are legal from November 1 through March 31.

The house rules that matter at a Thanksgiving or Christmas gathering

The home is on well and septic, so occupancy limits are enforced. The limit is 30 guests with a maximum of 24 adults, and you may not exceed it without approval. The renter must be 30 or older. A copy of a driver's license and a signed rental agreement are required after booking is confirmed.

  • Quiet hours run 9:00 PM to 8:00 AM. No amplified music: no DJs, no subwoofers, no professional music setups. Live music ensembles and small Bluetooth speakers are fine. If unsure, please ask.
  • Shoes come off inside, there are no candles or open flames, and the property is non-smoking.
  • Fires are seasonal, following strict county fire rules: no fires June through September, and May and October are weather dependent.
  • Dogs, large dogs included, are welcome for a pet fee once approved on your reservation. Keep pets off the furniture and beds, pick up after them, and do not leave them unattended in the home. See the pet-friendly page.
  • Exterior security cameras cover the driveway and front door only. There are no cameras inside the home.
  • If relatives staying elsewhere will join for dinner, ask before booking. Events of up to 45 guests are welcome with a $500 event fee; the contact page is the place to ask.
  • Camping is not permitted unless approved in advance.

What December gatherings said

“My family and I could not recommend this place enough for a large gathering. From the prompt communication and activities galore, to having all the kitchen supplies you could need to cook for everyone, Scott and his family makes you feel right at home. Whether you are there for the winter snow, summer heat or anything in between there is a TON of indoor and outdoor activiti s you can partake in and not have to step off the property if you don't want to. He made us feel right at home, answered all questions promptly and even decorated the house for us for our Christmas gathering! Would recommend his place to anyone looking for a chill place to relax, explore and make memories for all to remember!”

“This home and cottage beautifully accommodated our family over the Christmas season. It has plenty of bedrooms and bathrooms for a large family gathering. We also appreciated the extra touches such as plenty of sleds and a frisbee golf course and an espresso machine we used to craft great coffees. Thank you!”

David · Stayed with kids · Airbnb · December 2024

“We had a wonderful stay with extended family at Scott's place -- the house is beautiful, so well furnished and renovated, it isvery zen with high ceilings and comfortable furniture/beds. Plenty of room for large meals and games around the long dining table. We absolutely love the cabin next-door, which has several lovely rooms with large single bed rooms, with a larger bed room on the main floor, and a beautiful sitting room with windows to take in the nature and watch the river float by. In the main house, we felt so relaxed in the common area with an open kitchen/living room -- it felt spacious and great for cooking and serving food. It's a really great place for family or friend gatherings, and Scott was really helpful -- when we were looking for dry wood after a rain for a fire in the pit, he offered to reimburse us for splitters. As annual renters of large houses for family gatherings, we all agreed this place was the best. Very relaxing and private.”
