Two horse events bring whole barns to Central Oregon: the Oregon High School Equestrian Teams state meet at the Deschutes County Fair and Expo Center in Redmond over four days in May, and the Oregon High Desert Classic hunter-jumper show at J Bar J Ranch in Bend over five days in July, with more than 500 riders. This house sleeps 30 in 11 bedrooms with parking for 15 vehicles and room for trailers, about 35 minutes from J Bar J and 50 from the Redmond fairgrounds.

Why a barn rents one house near Bend instead of a row of hotel rooms
A show week runs on a schedule the horses set: braiding at 5, classes all day, night check at 9. A barn in one house has one kitchen for the 5 AM coffee, one table for the debrief, and one place the parents can be while the trainer works. The riders and grooms take the Cottage with its own door; the families take the Lodge. The horses stay at the showgrounds, and the house is where the people recover.
The house is quiet by geography as much as by rule: a dead-end private road, 80 acres of trees on one side and the river on the other. After five days at a show that is worth something.
The drive from the house to J Bar J Ranch and the Redmond fairgrounds
J Bar J Ranch on the southeast side of Bend is about 35 minutes. The Deschutes County Fair and Expo Center in Redmond is about 50 to 55 minutes north on Highway 97, which is the drawback of this house for the OHSET meet; the trade is a quiet riverfront property at shoulder-season rates when the Redmond hotels are full. Leave by 6:15 for a 7:30 check-in at the fairgrounds. From the house: Sunriver Resort and SHARC are five miles and about ten minutes, Bend and Mt. Bachelor are each about 30 minutes, and the Big River boat ramp, a public put-in, is 2.5 miles up the road.
Trailer parking and the dirt road at the house south of Sunriver
Parking is for up to 15 vehicles with room for trailers, and a trailer can turn around on the property instead of backing down the drive. Whether a given rig fits depends on its length; tell us what you are bringing when you inquire and we will confirm before you book. Chief Paulina Drive, the last stretch in, is a shared dirt road: 10 MPH, and the elk have the right of way. The horses themselves stable at the showgrounds; there is no horse keeping at the house.
Where riders, grooms and families sleep: 11 rooms in two buildings near Sunriver
The Lodge has three Kings, two Queens and a bunk room, with twin bunks added to two of the King rooms, across five baths. The Cottage has four Full beds and a Twin bunk, one bath, its own kitchen and living room. A barn of 18 fits in the Lodge alone; a barn with families fills both buildings to the 30-person cap. The bed-by-bed table for all 11 rooms is on large group rentals near Sunriver; the floor plans and 3D tour are on the whole retreat page.

The house rules that matter for a show week near Bend
Quiet hours run 9 PM to 8 AM, which lines up with night check. Dogs are welcome for a pet fee, barn dogs included; the property is not fenced. Boots and chaps live in the mudroom.
The rules that decide whether this house fits a group: the renter must be 30 or older, every booking has a 2-night minimum, quiet hours run 9 PM to 8 AM, and occupancy is capped at 30 guests (24 adults) because the home is on well and septic. Dogs are welcome for a pet fee once approved on your reservation. The full list, the deposit and the cancellation terms are on house rules and Book Now.
What a show week costs for a barn of 12 to 30, and how to book
Five nights in July or four in May, split across a barn, is the comparison with a hotel block in Bend or Redmond. The live calendar shows the rate for your dates; July books early. The other events teams book this house for are on team and event lodging near Bend and Sunriver, and the Oregon Wrestling Classic has its own page.
Nightly rates run about 1,000 to 4,000 dollars plus taxes and fees. For 24 adults, that is 42 to 167 dollars a person a night before taxes and fees.
What a retreat of couples said, the four-star review included
“We stayed at Scott's place for a retreat with a number of couples. It suited our needs very well, and everyone was comfortable. The decor was attractive and comfortable. The kitchen was very well stocked, and we were able to cook our meals and make great coffee and espresso. The hot tub was a disappointment. It was not level and the jets were exposed, plus the water level was low and the chlorine was so intense the fumes burned our eyes. The cottage is smaller than it appears in the pictures. It was super cute, with mid-century lakehouse vibes, but the water (or the old plumbing) was extremely rusty. The shower water smelled of rust, and the load of laundry we washed came out stained with rust to the point that a few items in the load were ruined. There should be a disclaimer on the machine stating that the water is rusty and may (will!) stain clothes. This must be why the sheets and towels are sent off site for laundering. All in all, it was a pleasant stay and very adequate for us.”
