Why a Bend group stays 30 minutes south: occupancy, acreage and the river

A group of 12 to 30 rarely fits in one Bend house, and splitting across three means three check-ins and nobody in the same room at dinner. This house holds the whole group on one property: 11 bedrooms, two living areas, a 12-foot table and 450 feet of river. Occupancy of 30 (24 adults) is enforced, and it is real: 49 of the 68 Airbnb reviews are group trips.

The cost of that is the drive. Bend's Old Mill District, breweries and downtown are about 30 minutes north on Highway 97, and the house is not walkable to any of them. The trip to and from Bend, with a group, is planned in Bend from Sunriver for groups.

Who books this house instead of a Bend rental

Company offsites, reunions, wedding weekends, ski trips and milestone birthdays book it. The common thread is 12 or more people who want to be in one place with nothing to drive to after dark. Groups that want to walk to a brewery, or that are 8 people or fewer, are better off in Bend itself; Sunriver vs Bend sets out that choice.

The house, room by room: 11 bedrooms across the Lodge and the Cottage

Six bedrooms are in the Lodge, the main residence, and five in the Cottage, the original 1960s cabin steps away. The Lodge has three King rooms, two Queen rooms and a bunk room, with five baths; the Cottage has four Full beds and a Twin bunk, with one bath. Four of the 11 rooms include bunks.

The bed-by-bed table, floor plans and 3D tours are on the whole property page. The Lodge sleeps up to 18 and books on its own with at least 4 guests; the Cottage comes only with the full property.

Two living areas with stone fireplaces, one upstairs and one down, let the group split and regroup. The 12-foot indoor table seats twelve, with folding tables for the rest, and four 8-foot picnic tables stand in a row on the deck. The game room has a pool table, ping pong, an arcade and an Xbox.

Outside: a covered hot tub on the flagstone patio, a seasonal fire pit by the river, a dock with Adirondack chairs and a hammock, private 6-hole disc golf, bocce and yard games on three acres. The house sits at the end of a dead-end private road with 80 acres of trees on one side.

A weekend from Bend: groceries on the way down, the river on Saturday

Do the big grocery run in Bend on the way in: Costco, Trader Joe's, Whole Foods and Newport Avenue Market are all on the route south. Check-in is after 4 PM; dinner is at the long table, then the hot tub. Saturday is the river from the dock, with lunch from the gas grill. Checkout is before 11 AM on Sunday.

Meals for a crowd are planned in feeding 30 people, and a longer stay in the 3-day plan for large groups.
