Deschutes Riverfront Retreat is a private 11-bedroom estate near Bend, Oregon, that sleeps up to 30 (maximum 24 adults). It suits a 40th, a 50th, or a reunion of old friends who want the river, a 12-foot table, and a hot tub. The renter must be 30 or older and quiet hours run 9 PM to 8 AM.

Who this house near Bend is for, and who it is not for
This house fits 12 to 30 people who want a long weekend together on one private three-acre estate on the Deschutes. It does not fit a group that wants a DJ, a late night outside, or more people than the beds allow.
Four rules shape the weekend. The renter must be 30 or older. Quiet hours run 9 PM to 8 AM. No amplified music: no DJs, no subwoofers, no professional music setups. Live music ensembles and small Bluetooth speakers are fine. If unsure, please ask. The home is on well and septic, so occupancy limits are enforced: 30 guests, with a maximum of 24 adults.
Within those rules there is plenty of room. A 50th with ten couples fits. So does a 40th with the college friends and their partners, or a reunion of people who have not shared a table in 20 years. For other kinds of group, see large group rentals near Sunriver.
Where to stay near Bend for a 40th or 50th: one estate on the Deschutes, sleeps 30
The answer is one private 11-bedroom estate that sleeps 30, rather than a block of hotel rooms or four rentals spread across Bend. Deschutes Riverfront Retreat sits on three acres with 450 feet of private Deschutes River frontage, in the Three Rivers area near Sunriver. Bend is about 30 minutes away, and Sunriver Resort is five miles, about ten minutes.
The house is at the end of a dead-end private road. There are 80 acres of trees on one side and protected river habitat across the water. The six-bedroom Lodge is the main residence of the estate. The five-bedroom Cottage is the original rustic 1960s fishing and logging cabin, steps from the Lodge.
Airbnb guests rate the estate 4.99 out of 5 across 68 reviews, and 49 of those reviews are from group trips. Family versions of the same weekend are on multigenerational vacation near Sunriver and holiday gathering house near Sunriver.
Sleeping for couples and singles across 11 bedrooms
In the Lodge, five bedrooms have a King or Queen bed and one is a bunk room. Two of the King rooms also have a twin bunk. In the Cottage, the main floor has two bedrooms with a Full bed and a Twin bunk. The three upstairs bedrooms each have a Full bed. The estate sleeps up to 30 with a maximum of 24 adults, so guests beyond 24 must be children.
| Building | Floor | Beds and bath | Suits |
|---|---|---|---|
| Lodge | Main floor | King with private full bath | A couple |
| Lodge | Main floor | Two sets of twin bunks with attached full bath and tub | Four singles |

The Primary Suite has a king bed and panoramic river views, so decide early who gets it. The Cottage's Full-bed rooms suit couples who want their own building. There are also a futon and a small twin sofa bed by the pool table, plus 2 pack-n-plays and 6 cots with no linens provided. Floor plans and the 3D tour are on the whole estate.

The game room, the pool table and the hot tub
The game room is downstairs in the Lodge. It has a pool table under a stained-glass pendant lamp, ping pong, an arcade and Xbox, and lounge seating. A futon and a small twin sofa bed sit by the pool table, so the late shift has somewhere to land. The Lodge has a 65-inch TV with DISH, and 200 Mbps WiFi throughout.

The covered hot tub sits on the flagstone patio beneath the raised deck, looking out through the pines toward the water. It is the natural end of a day on the river. It is outside, so quiet hours still apply after 9 PM.
6-hole disc golf, bocce and the dock on 450 feet of the Deschutes
Outside, the three acres hold a private 6-hole disc golf course, bocce, outdoor ping pong and yard games. Disc golf is the afternoon activity that gets 30 people out of the house without a drive. Your own dock, with Adirondack chairs and a hammock by the water, sits on 450 feet of private river frontage.
From the dock you can float, fish subject to seasonal regulations, or watch herons, eagles and otters. Small boats can be hand-launched at the dock, and the Big River boat ramp, a public put-in, is 2.5 miles up the road. Please bring your own water toys and PFDs; none are provided. The river by season is covered on the Deschutes River at Sunriver.

Where 30 people eat: the 12-foot table and the covered deck
The 12-foot indoor dining table seats twelve on benches and chairs, and additional chairs and folding tables are available for the rest. Outside, four 8-foot picnic tables stand in a row for a second long table. About 16 folding chairs and some folding tables are on site.
The wrap-around covered deck runs the length of the Lodge, with sturdy tables and chairs and a large gas grill. Two large living areas with vaulted ceilings and stone fireplaces, one upstairs and one down, hold the group before and after dinner. The fire pit by the river is seasonal: no fires June through September, and May and October are weather dependent under strict county fire rules.

A weekend plan: the Deschutes on Saturday morning, Bend breweries by evening
A two-night plan for 25 runs Friday to Sunday. Check in after 4 PM, spend Saturday on the river and in Bend, and check out before 11 AM on Sunday. Bend is about 30 minutes from the estate, so settle designated drivers or a shuttle before you go. There is parking for up to 15 vehicles on site.
Friday: arrive, eat, hot tub
- Do the grocery run in Bend on the way in. Costco, Trader Joe's, Fred Meyer, Whole Foods, WinCo and Newport Avenue Market are all in Bend. The Sunriver Country Store, closer in, covers the essentials and last-minute items.
- Check in after 4 PM. Drive slowly on Chief Paulina Drive, a shared dirt road with families and pets.
- Dinner at the 12-foot table, then the pool table and the hot tub. Quiet hours start at 9 PM.
Saturday: the river, then Bend
- Coffee on the dock; the kitchen has a Breville espresso machine.
- Float from the dock, or rent from Sunriver Resort Marina. Its six-mile float to Benham Butte takes about two hours by canoe, kayak or paddleboard and about three by raft, with a shuttle back included. A three-mile tube float from Harper's Bridge runs in June, July and August. The marina posts a season of May 2 through September 7, weather permitting after that.
- Disc golf and bocce on the property after lunch.
- Late afternoon in Bend. Deschutes Brewery's Bend Public House at 1044 NW Bond Street serves a beer-centric, farm-to-table menu. It takes table reservations online and asks you to call for parties of 7 and up. USA Today named its brewery tour one of the top 10 in the country; tours are booked online.
- For a group that wants to stand outside, Deschutes Brewery's Bend Tasting Room and Beer Garden is at 901 SW Simpson Avenue. It is open noon to 7 PM, with pizzas, pretzels and three food trucks out front. Crux Fermentation Project's lawn has food carts with tacos, pizza and more, and Bend Magazine suggests it for a larger crowd. The lawn was renovated in 2026; The Source Weekly lists El Sancho Tacos and Red Road Pizza Co. among the trucks.
- The Patio at 9th Street Village puts food carts around the Bevel Craft Brewing taproom. It has a disc golf basket for anyone who still wants to throw.
- Back by 9 PM for quiet hours. The fire pit is seasonal: no fires June through September, and May and October are weather dependent.
Sunday: breakfast for 25, then out by 11
- Breakfast across the long table and the picnic tables. If nobody wants to cook, Sunriver Brewing's Sunriver pub at 57100 Beaver Drive, Building 4, serves breakfast, lunch and dinner, open daily from 8 AM.
- Check out before 11 AM. Early check-in and late check-out cannot be guaranteed and depend on other reservations.
A three-night version is in the 3-day Sunriver plan for large groups.
A private chef through Epicurate, or cooking for 30 yourself
The estate shares a vendor list through Epicurate for chefs, photographers and more. Epicurate's Andrew Harper partner page lists private chef dining, in-home massage, grocery provisioning, bartender experiences and photography, delivered to a vacation residence.
Cooking for 30 yourselves works too. The kitchen has a large butcher-block island, a Vitamix, a KitchenAid mixer, a sous vide and a Breville espresso machine. A kitchenette with granite counters, a microwave and a small dishwasher takes the overflow. Restaurants for a night out are on where to eat near Sunriver.
Drive times from the estate to Bend, Sunriver and Mt. Bachelor
Bend and Mt. Bachelor are each about 30 minutes from the estate, and Sunriver Resort is five miles, about ten minutes. The Big River boat ramp, a public put-in, is 2.5 miles up the road.
| Destination | From the estate |
|---|---|
| Sunriver Resort | Five miles, about ten minutes |
| SHARC | About ten minutes |
| Big River boat ramp (public put-in) | 2.5 miles up the road |
| Bend | About 30 minutes |
| Mt. Bachelor | About 30 minutes |
Parking for up to 15 vehicles is on site, with plenty of room for vans and trailers. SHARC passes are not included; check availability for public use directly with the SHARC facility. Routes in from the airports and the valley are on getting to Sunriver.
The rules that matter for a milestone weekend on the Deschutes

- No amplified music: no DJs, no subwoofers, no professional music setups. Live music ensembles and small Bluetooth speakers are fine. If unsure, please ask.
- Events: events of up to 45 guests are welcome with a $500 event fee, which covers the extra cleaning and garbage. The cap counts everyone on the property, including children who are not staying overnight, because the home is on a well and septic system.

If you cancel less than 1 day before check-in, or after check-in, there is no refund. The policy in effect when you book is the one that applies to your booking. This policy is for direct bookings; Airbnb, VRBO and other booking channels use their own policies. Direct bookings are paid in up to three installments: 15% at booking, 45% due 180 days before check-in, and 40% due 30 days before check-in. The number of payments depends on how far ahead you book. Hospitable attempts to capture each payment automatically. A refundable damage deposit of 1,000 dollars is held on your card about a week before check-in and released after checkout.
Peak dates book up far in advance, so a birthday with a fixed date needs the booking early. For 18 or fewer, the six-bedroom Lodge can be booked on its own; the Cottage is not rented on its own.
Quiet corners on three acres for the morning after
A group of 30 needs places to be alone, and the estate has several. The Cottage is a separate living space with a wood stove, a built-in window seat and its own kitchen, steps from the Lodge. The dock has Adirondack chairs, and a rope hammock hangs between the pines on the riverbank.
You will see wildlife, and you may encounter mosquitoes and other insects. The Four Rivers Vector Control District treats the area for them. It is a tax-funded special district covering southern Deschutes County from the north end of Sunriver south to La Pine. The native landscaping is kept on purpose to support the local habitat.
Winter milestones: Mt. Bachelor is about 30 minutes from the estate
A January 50th works as a ski weekend. Mt. Bachelor is about 30 minutes away. Opening day for the 2026-27 season is scheduled for December 4, 2026, conditions permitting. In a good snow year the lifts run into late May, but the 2025-26 season opened December 23 and closed April 19. The hot tub is there for tired legs. A mudroom with a built-in bench and coat hooks holds the wet gear, and gear racks line the game room wall. Snow weekends book up early. The winter version is on Mt. Bachelor ski trip lodging.
What groups of friends said
“Scott was an outstanding host and made everything easy from start to finish. The home on the Deschutes River was perfect—beautiful, spacious, and ideal for our large group of friends. We had an amazing golf weekend and couldn’t have asked for a better place to stay. Highly recommend!”
“When a large group wants to rent a property, normally you only get two out of three: (1) beautiful property, (2) tons of space, (3) reasonable cost. This was one of the rare cases where we got all three.
It easily slept our group of 12 men, and the new large dining table meant we could all share a meal together. Nearby, the kitchen was well-stocked with appliances and cookware, with all its drawers clearly labeled.
Our host, Scott, was quick to respond to any questions, and checkout was a breeze compared to some other properties I've stayed at. We noticed exactly 12 chairs had been placed around the fire pit outside (not sure if it was a coincidence, but it was considerate if deliberate).
The property was incredibly peaceful - so much so that we woke up on our last day to a herd of elk peacefully roaming across the property.”
“This house was great for our big group! It had everything we needed, lots of beds, bathrooms, space and in an ideal location. The amentities were awesome! Hotub, pool table, ping pong table, and firepit, we did not have to leave the house. Scott was very reponsive and helpful. We highly recomend this house, we plan on coming back next year!”
